Have you not heard about the new decree from the Andalusian Government on holiday rentals, changing the VFT to VUT (Viviendas de Uso Turístico) being effective as of February 22, 2024? I feel it is a pretty aggressive change to the initial regulation governing holiday rentals (from 12th may 2016). Under this new regulation the Rental company is getting more responsibility over the rentals (the rental company will now be registered on the VUT of a specific property, instead of the owner). They are now talking about a new type of Rubbish Collection bill specifically for holiday homes, with amounts around 300 Euros per year. Then on top of that asking for additional community fees for owners that rent out their property will kill the market. Are you aware of all the cost/charges involved in renting out a property??? AirBnB is taking 21% of the revenue, then the rental company is taking again about an other 20% of the revenue, often on top of that you pay an additional management fee to the rental company. Then you have the cleaning/laundry cost, all the repair cost, all the taxes to be paid. Leaving alone the community fee, urbanisation fee, mortgage cost, etc. The rental business will not be profitable anymore or the rental fees will become unacceptable high (which somewhat already the case in the Costa del Sol). Hope this will bring some food for thought.....

From my understanding of the protests in Barcelona and other places, it is not the fact that there are too many tourists, it is the fact that it is causing a major issue for local residents and the cost of their accommodation. Locals who work there are struggling to pay the high rents and find that over 50% of their income is needed to pay for somewhere to live. Instead of banning airbnb the local governments should bring in a new rule, for example, that allows local residents who work in the tourist industry to be given up to 50% discount for long term rentals. Remove their stress and the problem will slowly disappear, in my opinion. Savvy investors will benefit from this also as it will likely give them a 100% occupancy rate and remove the need for cleaners and other staff needed for short term rentals. Just my opinion guys.

I plan to move to Spain to work for my company based in Berlin, which also has an office in Madrid. I am pretty sure to have all the requirements to apply for both but because my idea is to work and live permanently in Spain I am not sure what to choose. Well answered questions….. BUT….. these questions are only to the purchasing of properties, what about costs once owned, ie, in the UK you pay a one off stamp duty tax to the government as a % of its price…?? Is it similar in Spain or is there a yearly tax …?? Not discussed here…??
